Regulatory Status
• Market Street Mortgages Ltd is regulated by the Financial Conduct Authority.

General
• Your property may be repossessed if you do not keep up repayments on your mortgage.
• Market Street Mortgages Ltd is authorised and regulated by the Financial Conduct Authority. The Financial Services Register number is 303565. Registered in England No. 04109541. Mortgages
• We offer an ‘advised’ sales service. This means we will provide advice and make a recommendation for you after we have assessed your specific needs and circumstances. We offer a range of products in the following relevant markets: Regulated mortgage contracts that are used for a non-business purpose; and Regulated mortgage contracts that are used for a business purpose.
• We offer a comprehensive range of first charge mortgages from across the market, but not deals that you can only obtain by going direct to a lender.
• We do not offer advice on second charge mortgages, but we can refer you to a broker if you wish.
• Please note that, where you are increasing your mortgage borrowing although we do not (or are unable to) advise on the following finance options these may be available to you and be more appropriate: Second-charge mortgages and unsecured loans.

Our Remuneration
• We charge a fee up to a maximum of £500 on the more complex cases for providing advice and submitting your mortgage application. This is payable upon application.
• We will tell you how much the total fee will be in good time before you apply for a mortgage, but you may ask for this information earlier.
• You will receive a Key Facts Illustration / ESIS when considering a particular mortgage, which will tell you about any fees relating to that mortgage. You also have the right to request an Illustration / ESIS for any mortgage we offer.

Non-Investment Insurance
• Market Street Mortgages Ltd arranges non-investment insurance contracts.
• We do not provide any Insurance Policy that relies upon investment returns or require the claimant to make investments for it to achieve its purpose.
• We do not normally provide plans that extend beyond the term of the mortgage or into retirement.
• We offer products from a specific range of insurers for all non-investment insurance products. We can also refer clients to specialist advisers for further advice when appropriate.
• The insurance products we offer are Buildings & Contents (General Insurance), Mortgage Protection Cover, Level Term Assurance Life Cover, Critical Illness Cover and Income Protection.
• Ask your broker for a list of insurers we offer from.

Cancellation
• Where terms are offered in respect of a "distance contract", these are provided through a website or by phone.
• Your rights to cancel your application will take effect from the date you tell us and should be put in writing, there may be non-refundable charges; please contact your broker for details.

Identity Verification • We shall ask you to verify your identity at the outset and cannot apply for a mortgage or term assurance policy of other financial product until such verification has been obtained and we are satisfied.

YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP TO REPAYMENTS ON YOUR MORTGAGE.
